I finished comparing the sales stats for Northern Marion County, Carmel & Fishers. I combined all their sales stats and then focused on those properties that sold OVER $100,000 and those that sold UNDER $100,000.
2008 Homes & Condos
Selling over $100,000 - 15.9% of sales were not normal sales.
Selling under $100,000 - 71.5% of sales were not normal sales.
Selling over $100,000 - 12.5% of sales were not normal sales.
Selling under $100,000 - 62.0% of sales were not normal sales.
Selling over $100,000 - 11.4% of sales were not normal sales.
Selling under $100,000 - 54.1% of sales were not normal sales.
As you can see, over the past 3 years those sales over $100,000 have done a lot better than those under $100,000.
For this analysis, sales that were not normal sales are sales that were - foreclosed, pre-foreclosure, bank-owned, bankruptcy, probate, HUD owned, VA owned, possible short sale, as-is, relocation owned & relocation controlled.
Waterfront Sales Stats for 2008 -
The Waterfront Average Sale price went UP in 4 areas of Central Indiana.
