Recent Sales Show Continued Vitality In Home Prices

June home sales in the Indianapolis area dropped 10 percent when compared to June of last year, according to new monthly data compiled by RE/MAX of Indiana.  Part of the drop is attributed to more traditional seasonal activity now that the tax credit has expired.

However, home sales for the first six months of the year demonstrated gains with 11,306 homes closed, up 2 percent from 2009.

June 2010 vs June 2009 - Average Sales Price          $149,373 up 7.0%

June 2010 vs June 2009 - Median Sales Price           $123,500 up 1.13%

June 2010 vs June 2009 - Total Active Listings          $15,778 up 4.49%

June 2010 vs June 2009 - Homes Listed                         4,119 up 1.26%

June 2010 vs June 2009 - Months Inventory      6.4 Months up 14.42%

At $124,900 the June median home price—the figure at which half of the homes sold for more and half sold for less—rose one percent from one year earlier, that is 8 straight months of price appreciation on a year-over-year basis. Central Indiana average home prices rose 7 percent in June to $159,143 compared to June 2009. That represents the highest average price since June 2007.

Total housing inventory at the end of June rose 2 percent to 16,487 existing homes available for sale, which represents a 7.3-month supply at the current sales pace, lower than the national supply of 8.3-month supply according to the National Association of REALTORS®.

Home sales broken out by segment, June sales of homes priced from $75,000 and below declined 13 percent; those between $75,000 and $150,000 were down - 14.0 percent; those in the $150,000 to $250,000 range also dropped 6 percent; and those priced between $250,000 and $500,000 were up 2 percent.

Sales of luxury homes—those priced from $500,000 to the millions—continued to climb, up 15 percent.
