Now that you have begun the buying process I want to make a “big deal” about your New Construction options.

Having a home built is a huge step!  A bad decision NOW at this early stage could cost you thousands of dollars during the selection process, or cost you dearly when you plan to sell your home in the future. 

About 90% of all new home builders aggressively solicit REALTORS to bring them potential buyers.  We have a great alliance with the home builders and their sales people.  The one thing you must know is that the sales people in those models are working for the builders’ best interests, not the buyers.  Licensed REALTORS/ Buyers Agents are obligated by law to represent the buyer and the buyer’s best interests.

As much as I like many of the builders’ sales people, you must keep in mind that they are not much different than an informed TV or stereo sales person trying to make a sale.  Also, when visiting a model you will find that they all have some kind of “sale that is about to end” or “they just got this great lot available and it will be gone within a day”.

Retaining experienced Buyer Representation will NOT cost you any more money.  As with any existing home that is listed with another REALTOR, the buyers agent receives compensation from the builder at closing.  It just doesn’t make any sense to attempt to build a new home without a REALTOR - These builders do not reduce their pricing should a buyer decide to waive Buyer Representation!

When interested in New Construction, it is very important that you do a few things:

1. Make sure you tell me you are interested in New Construction.  I will need to have a quick conversation with you that you will find VERY important.

2. As most builders depend on REALTORS to bring them our buyer clients, they do ask one main thing from both of us - I must be present during your first visit to the models where the builder’s sales people are located.  You may lose your right to representation if I am not there!
